This project will transform the neighborhood into a vibrant living environment, featuring essential services, shops, hotels, and a tourism offering to meet the needs of residents while attracting visitors, along with a 150,000 sq. ft. economic hub. The Quartier Molson will be deeply rooted in the community's needs and will become a point of pride for Montreal with international reach.
A vast public park offering spectacular views of the water and the former brewery
The site’s array of public green spaces will be designed to create an unparalleled connection with the St. Lawrence River and revitalize the area. Sohmer Park, a public park spanning nearly 150,000 sq. ft., will offer breathtaking views of the river, Saint Helen’s Island, and the Jacques-Cartier Bridge. It will pay tribute to the park’s recreational history (19th-century concerts, circus, and vaudeville) by aligning with its historical location.
A new urban framework, more connected and human-centered
Priority to pedestrianization
The redevelopment project will transform the area into a pedestrian-friendly and connected neighborhood, combining sustainable mobility, lively public spaces, and a visual reconnection with the river.
The goal is to create a pedestrian zone, with urban pathways and public gathering spaces that encourage walking and cycling, thanks to green areas and adapted infrastructure.
Maximizing views for all residences
The project preserves and enhances protected views, offering each residence a view of the Saint Lawrence River or Mount Royal, while minimizing the visual impact of the towers on neighboring buildings. The building heights are carefully balanced to maximize views and sunlight, while respecting the harmony with the urban and natural surroundings.
Reconnecting the Site to the City and Creating Urban Pathways
The overall plan revitalizes a historic site by creating innovative, connected green and public spaces that honor its past while meeting the current needs of residents and visitors.
The goal is to integrate this formerly isolated space into its urban environment, transforming it into an accessible destination that links surrounding neighborhoods through enhanced urban pathways.
5,000 housing units: spacious rental units and social and affordable housing
The project plans to create nearly 5,000 housing units, prioritizing spacious rental homes that meet current needs, while seamlessly integrating social, affordable, and family housing to comply with the by-law for a Diverse Metropolis as envisioned by the developers for the site. A balanced distribution of social housing within the neighborhood, to avoid concentration, along with proactive collaboration with the City, will ensure inclusive and sustainable social mix.
A sustainability model for the future
The Quartier Molson aims to be a model of sustainable real estate development for the future, integrating LEED and BCZ certifications, as well as a potential energy loop currently under study and advanced energy efficiency technologies. It lays the foundation for a resilient, eco-friendly, and inspiring neighborhood for future generations.
Showcasing Montreal's heritage
This project preserves the historical essence of the former Molson brewery while integrating modern elements. It creates a connection between the built heritage, industrial roots, and the collective memory of the neighborhood. Symbols such as the Molson tower, the chimney, the clock, and the sign will be highlighted as central landmarks of the district.
